Guide when Purchasing 

(with AAA Johnson and Lu)

Step 1 (Before Going Unconditional)

Arrange the following:

  • Building and Pest Inspections and tell us the results
  • Finance approval and provide us copy of letter

 

Step 2 (Immediately when contract is unconditional)

Bring to us the stamp duty (Bank cheque). Make it payable to "Office of State Revenue" $________.

 

Step 3  Just Wait and Keep Your Lines Open!

3A.  When we get mortgage documents (about 3 weeks after going unconditional)

We will call you to sign mortgage document and ask you to buy insurance. (Please bring your bank details and copy of your bank account.)

 

3B. We will call you when a settlement date is scheduled

 

Step 4

Bring the balance of money for settlement. (Normally 3 days before settlement.)

 

Step 5

Arrange final inspection with real estate agent as soon as you know the settlement date

 

Step 6

We will inform you once the settlement is done

(Settlement normally is at 3pm. We will call you at 3:30pm.)

 

Step 7

Collect keys from real estate agent.

We will call you at 3:30pm on the day of the settlement

 

Step 8

Arrange to connect electricity after the settlement

Guide when Selling

(with AAA Johnson and Lu)

 

Step 1 Bring the Following

  • Contract (if you have one)
  • Copy of Council Rate
  • Loan Details
  • If it is a Strata (units), give us the details of the managing agent
  • If you have a Certificate of Title, bring to us.

 

Step 2 Sign the Transfer

This will normally happen 3 weeks after the property is sold.

 

Step 3 We will call you when a settlement date is scheduled

This happens when all parties have agreed on a date.

 

Step 4 We will inform you once the settlement is done

(Settlement normally is at 3pm. We will call you at 3:30pm.)

 

Step 5 Make sure your house is clean and well maintained once your property is sold

 

Step 6 Come and get your cheques.

After 3PM of the day after settlement.
